You do not have to make an appointment to tour, but it is recommended so that you have dedicated time from our team to learn about our apartment community.

Our office staff is happy to help you during normal business hours.

You can apply online or in-person in our management office.

The approval process can vary, but will usually take 1-3 days.

Upfront costs will be $100 per applicant 18 years of age or older, a $200 administrative fee, and a security deposit from $300.00 up to 1 month's rent.

First-time renters should consider the following: your rental budget typically should be below 30% of your gross income, think about what your specific must haves are for your apartment, walk the community and apartment, ask what utlitiies might be included (or not), ask about the application process and be sure to read your lease.

We offer many ways to pay your rent, including online and in-person.

You may pay your rent online after you set up your resident account.

No, there are no monthly fees.

Yes, you are required to have renter's insurance.

We do not include any utilities in rent. You will pay Gas, Water, Trash, and Pest Control each month in addition to your rent.

The resident contacts Georgia Power, while property management takes care of Water, Trash, and Pest Control.

AT&T is our internet and cable provider.

Friends and family make the best neighbors! We offer resident referrals. Please contact the leasing office for more details.

Any guests staying more than two days in a week's period must be approved by management. We have guest parking located in front of the office. Guests must have an appropriate visitor pass to park within the community gates.

No, subletting is not allowed.

A termination fee is equal to 1 month rent and you will be required to reimburse any concessions given at time of the current lease agreement, additionally, residents forfeit all deposit on hand.

We offer a rooftop terrace, fire pits, grilling and dining area, package concierge, 24 hr fitness center, a cyber lounge, bicycle storage, and even retail space (please reach out for details).

Our rooftop terrace and courtyard are open to use 24 hours a day.

Yes, we provide 1 available parking spot per lease holder. Additional parking is $150 per month. There is retail parking and valet parking onsite as well.

Each one of our homes is equipped with a washer and dryer.

Yes, we love your furry friends. We allow up to two pets per apartments. Breed restrictions will apply.

There is a one-time deposit of $300 and monthly pet rent of $15. These fees are applied per pet.

Yes, we do enforce breed restrictions. Please contact the leasing office for more details.

Yes, we do have a dog park on site.

We offer these standard energy efficient appliances: refrigerator, dishwasher, gas stove, oven, and washer and dryer.

No, we do not offer furnished apartments.

We offer leases between 6-13 months.

Yes, we offer corporate leases. Please reach out to our team for more information.

We do provide a package concierge with large items delivered to your door.

Our fitness center is available 24/7 for all residents. 

In our on-site fitness center, you will find cardio equipment, weights, treadmill, and a Peloton bike.

There are no fees to use our community spaces.

Our community is by Old Historic Roswell.

Our community is in Fulton County School District with Roswell North Elementary, Vickery Mill, Crab Apple Middle, and Roswell High School.

The closest Dog Parks are at Letia Thompson, Woodstock Park, or Heart of Roswell.

There are many bike trails nearby. We recommend checking out Roswell Riverwalk Boardwalk, Chattahoochee River National Recreation Area, Falls at Roswell Mill Trailhead, or Green Walk.

Our residents typically shop at nearby Crossing At Roswell, Roswell Village Shopping Center or Holcomb Shopping Center.

The closest coffee shops to our community are Crazy love Coffee House and Fellows Café.

Before you move in, we always inspect the unit and do our standard painting and cleaning.

Yes, we offer on-site maintenance.

You can place a maintenance request online via Resident Portal or you can call the main office line to submit a request on the phone. You can also visit our office during office hours to discuss any concerns you may have.

Maintenance requests are handled within a 48-hour time period and emergencies take priority. Some work orders might be impacted by weather, time of day, or other factors but we will always communicate this with you so you know when to expect them to be completed.

No, you do not have to be home, as maintenance will enter to ensure your request is completed in a timely manner.

During business hours, you may come to the office with your Identification to get access to your home. After hours, you would need to contact a locksmith and provide any changed keys to our property team if necessary.

We allow reasonable decorations and ask that you refer to the lease for additional information.
